| Capitol Hill Historic District |
VOICE writes, "By Linda Norton In the Capitol Hill Historic District black wrought iron fences and stoop sitting on a warm evening replace the ideal of the “white picket fence” and mowing a large lawn. Sitting out in front of one’s house is the way that we watch the world go by and keep in touch with one another."

Some houses have full fledged front porches where you can have the luxury of a comfortable chair, swing or glider while participating in the evening ritual. In this spirit, there isn’t a much better porch on which to relax than the one at 215 Sixth St., SE. Close enough to the street to chat with passersby over the fence; it is also large enough for you to invite friends to join you for a cool drink.
Built in 1850, the original section of the house retains its traditional charm throughout the parlor and dining room. The entry leads in to the parlor that has a wood-burning fireplace that is surrounded with built in cabinetry. Because the walls have been removed, the room flows directly into the dining room making the combined space a large one. In addition, the area is flooded with light from large French doors that lead to a nice side yard from the dining room and two large windows in the parlor.
From the dining room back the house opens up past a powder room to a state of the art kitchen with cherry cabinetry, powder room and adjacent laundry facilities. Across the granite counter is the brick walled family room. This room has a gas fireplace insert that enables a roaring fire at the touch of a button and lots of space to have friends over to watch a movie or the big game.
If the weather is nice it may be difficult to get guests to come in from the back yard. Because of the side yard width, the rear yard is even wider than the house itself. With plenty of space for multiple seating and dining areas; the outdoor spaces of the home contribute the opportunity for outdoor entertaining. The yard would easily accommodate family life with areas for both parents and active children.
Upstairs, the master bedroom overlooks the back and side yards and has its own private full bathroom and walk-in closet. The gas fireplace takes off the chill in the morning or provides a rosy glow in the evening.
In addition, there are a full hall bath and two additional large bedrooms. There is a linen closet in the hallway and nicely sized closets in each room. Because the house is filled with light from three different exposures, all of the bedrooms are bright and airy.
A great house for entertaining, this house is also perfect for family life. Its openness and use of space make for living “larger” than the dimensions may indicate.
This property is offered for sale at $1,050,000. For more information or to visit 215 Sixth St., SE, contact Larissa Fain of Coldwell Banker at (202) 741-1647 or (202) 547-3525 or e-mail lfain@cbmove.com.
